Property Management

Being a good landlord is essential when it comes to retaining your happy and responsible tenants.  In other words, to keep a good tenant, there are tasks on your end you must also accomplish.

Knowing what these are, and keeping up on them, is half the battle.  San Diego property managers often have 5 concrete rules to stick with to achieve tenant retention.

Safety First

It is a landlord’s partial duty to make sure the living area is safe. Maintaining well manicured foliage is one aspect.  Any fencing should be doing the job of keeping the property protected.  Proper lighting is a must.  If locks need to be changed from a break-in, this has to be done immediately.  A safety survey to your tenants will help you understand any current issues that need to be resolved.

Also know, the tenant holds some responsibility to adhere to general safety guidelines, such as: always locking up when leaving, disposing of trash properly, and maintaining fire alarms.  Always know one thing: your tenants want to feel safe and secure when at home.

Do Not Let Complaints Go Unchecked

This is extremely important to keeping good tenants.  Noise is often a common complaint.  Make sure it is clear to everyone the specific rules, so they know what to expect.  If these rules are broken, take immediate action to rectify the situation.  Remember, your tenants have to sleep to work, and work to pay their rent, usually.

Any form of criminal activity needs to be handled swiftly and thoroughly.  You can consult property management in San Diego, an attorney, you can even interview neighbors.  You also need to contact the police.  If the findings are that criminal activity is indeed going on, evict immediately.

Parking

There should be designated parking spots and rules regarding these.  The spots should always be within a short walking distance from the tenant’s residence too.  If you need assistance designing a set of rules, a property management company can assist you.  You must make sure you enforce these rules at all times, and notify first, then tow away, any common offenders.  Always provide well-marked guest parking as well.

Schedule Repairs

Don’t ever make repairs a surprise to tenants.  They have schedules too.  When the tenant is likely to be away, is when the timing is most proper.  Schedule repairs at a time between 9 and 5, Mondays through Fridays, and always inform them in advance, including the reason why you need to gain entry.  A good personal touch, like sending a thank you note goes a long way.  Remember, repairs can often greatly inconvenience a tenant.

Professionalism

Always be professional and polite.  Great customer service is appreciated by a good tenant.  If they call in a complaint, do not make them feel as if they are inconveniencing you in any way.  Discussing your personal life is out of the question.  Keep it more of a business tone.  A San Diego property management company can assist you with some guidelines.
