Community Manager vs. Property Manager: Which Do You Need?

Property Management

There’s often confusion around which kind of manager you would need for your property. Some mangers cover property and community management, but more often then not they specialize in one. They don’t perform the same role and they don’t work with the same people.

Property Manager

If you own property and want someone to take care of its needs then you will need a property manager. They work with the actual property owner of a unit(s). With that they will take responsibility for services such as routine maintenance and keeping the property occupied.

Property Managers

They are also licensed so they are up to date with law and regulations your property will need to comply to. Basically, they take care of everything to let a landlord doesn’t want to be worried with. They will do everything from advertising a property to evicting a bad tenant.

Before you hire a property manager do your own due diligence to know what to look for and what questions to ask.

Community Manager

Unlike property managers, community managers are not as hands on and they don’t work directly with landlords. They deal with the whole community, not individual units. These types of managers work with the association’s board of directors, who gives them responsibilities based on the management agreement.

Certified Property Manager

For example, if there is landscaping the community manager would hire a landscaper and deal with payment and questions or problems owners have with that service. Their services can also include creating a budget and holding annual meetings.

It is important to note that community managers generally don’t have to be licensed like a property manager does. Be sure to always check what their experience level is.

Remember both these managers serve different roles and peoples, so don’t get them confused when you go on the hunt for the perfect property or community manager.
