Owning a portfolio of properties in the San Diego area can be a rewarding business experience. You not only want to turn a profit, but you also wish to provide quality housing for your tenants. Somewhere along the way you may find that managing many properties can become a cumbersome and time-consuming process. It’s at this point you may ask yourself, “Do I need a property manager?”

Answering yes to this question is just the start. Finding the right property management company will take some homework on your part. There are many considerations you will have to take into account to ensure that your properties are properly managed with your interests in mind. NOLO Press recommends you ask yourself the following questions: 

  • Do I have lots of properties or rental units?
  • Do I live some distance from my rental property?
  • Do I want to avoid hands-on management?
  • How limited is my time?
  • Can I afford the cost of a property manager?
  • Do I want to be an employer?
  • Is any of the property I own part of an affordable housing program?

If you answered yes to one or more of these questions, you might want to consider hiring a quality and reputable property management company to handle your assets.

Once you have decided to hire a property management company, you should ask start by getting referrals. Speak with real estate agents and other property owners in the San Diego area. Ask them if they have or are using property management companies.

Compile a list and begin doing some research on those companies. Research their ads. Look for reviews and try and determine their reputation with both landlords and tenants? Talk to some of the tenants, if possible, to find out how their relationship is with the company.

You may want to take some time out and look at the properties they manage. Check out the condition of the properties. Are they well kept and maintained?

Once you get that list narrowed down, approach those companies that interest you and begin the process of vetting them for hire.
