In many places around the country, the driveways are lined with debris before the Thanksgiving turkey is even out of the oven. While there isn’t much you can do about harsh winter weather, there are ways you can prepare for its arrival.

If you’re going to keep your property safe though, you need to be proactive. If you wait until the weather is upon you, you will be putting your property and your residents at risk.

Don’t rely just on typical maintenance services either – they often can’t meet demand in the coldest parts of the winter months. Instead, use these tips to help you properly plan for the battle against seasonal risks.

Clear Gutters Often

Gutters clogged with loads of leaves and debris can make drainage nearly impossible. Over the course of a long winter season, those gutters can get heavy and put stress on your roof. Even worse, they could come down, damaging your roof, property or a resident’s head!

Gutters that are full of leaves and debris won’t be able to capture water running down from the roof, and that can inconvenience your residents and make it unsafe for workers to go up on the roof.

Improve Insulation

One of the biggest problems managers have with their buildings in the winter months is insulation. Poor insulation around doors, windows and pipes can cause serious damage to your property.

This year, wrap your exposed pipes and make sure windows and doors are properly caulked. Weatherstripping high-use areas and areas subjected to lots of cold weather can be beneficial as well.

Care for Common Areas

Your outdoor areas are important to residents, but cold weather can damage many of the items that make up your common areas. Adding a sealer or coat of paint to metal can help prevent oxidation. Plastic and fiber chairs are also more resistant than metal.

You should also check swimming pool and hot tub pump equipment to ensure that your freeze guards are working the right way before the first cold wave hits your building.
