As the summer rental season ends, take the time to catch up on maintenance.  Maintenance is an essential element of property management.  The money you spend now on routine maintenance now can save you money on urgent repairs later.

Make sure you attend to these property management tasks:

Protect the Outdoor Spaces

Sweep dust and dirt from the deck, patio, and porch.  Look for cracking, peeling or chipped paint.  Make repairs, then seal and repaint any wooden surfaces before the wet weather begins.

Paint the Walls & Clean the Carpets

Nothing spruces up a property like freshly painted walls and clean carpets.  Do these tasks now while the weather is warm so you can leave the windows open and ventilate the rooms.

Check the Airflow

Dust buildup can damage your HVAC unit and clog your ducts.  This makes your system less efficient and costs money.  Have your system inspected and cleaned at least once a year.

Turn up the Heat

Make sure that your heat is working properly now to avoid costly emergency repairs later.  Be sure to change all the filters.

Repair Driveways & Walkways

Any cracks in your driveway can grow when water gets into them and freezes.  Patch the cracks now to keep the damage from getting worse.

Check the Chimney

Check the Insulation

If you want your properties to stay warm and comfortable during the winter, proper insulation is essential.  Check the exterior of each property for places that need new weather stripping or caulking.  The windows and doors are common trouble areas; make sure they are sealed.

Clean the Gutters

Clogged gutters let water build up on your roof and cause extensive, costly damage.  Remove leaves, twigs, branches or any other debris that may restrict the flow of water.  Use a hose to test the gutters and be sure they are working properly.
